Owning rental real estate is a great investment and can be extremely lucrative. But, oftentimes it can be a real hassle and not much fun. Honestly, it can sometimes end up feeling like a full time job.
We would love to take care of all the hassles involved with managing your rental property so you don't have to. From finding solid, qualified tenants to scheduling needed maintenance work to collecting the rent check and making sure you get your money quickly. We can do it all for you. WHAT WE DO
Through our experience and training, we favorably promote your home on the phone, during showings, and via rental advertisements.
Before a home becomes vacant, we advertise it's upcoming availability on local media websites and the MLS Rental page. Contacting the local Military Housing Office and other government agencies of your homes upcoming availability is also a part of getting your house ready for a new occupant.
There is no additional charge for any of the above advertising, however (pending market conditions) if a newspaper ad is needed, this cost is an actual owner expense. We will contact you for the final decision and costs involved and if agreed to place any ads in local papers or readers, we will place them for you as needed.
We continuously explore new strategies to help minimize vacancy time.
Once an application is received, we verify employment and current and previous rental history. We immediately check credit history after references have been verified.
After the application has been checked, the homeowner, if he/she chooses to be involved, will make the final decision if the perspective tenant will be rented to.
Our lease is a standard lease agreement from The California Association of Realtors, and is updated as provided by law.
Prior to occupancy, a move-in inspection is conducted and a signed written report is made for the file. The inspection procedure is repeated between all future occupants.
During the tenancy, monthly drive-by/walk-by inspections are conducted. Any deficiencies are noted and the occupant is notified in writing. An interior inspection is done as necessary.
We coordinate any maintenance and repair on any of the properties that we manage using only trusted relationships built with local trades people that we rely on in the industry and at a reasonable cost. Copies of paid invoices for work performed will be included with the owner's monthly statement. There is no added surcharge to any invoices; you only pay for the amount invoiced.
We are happy to accommodate owners who prefer us to contract maintenance personnel that they choose.
Due to liability and great risk involved, it is our policy that locks are changed between each occupant.
We collect rent monthly. Rent is due on the first day each month with a grace period until the third. Owner checks are mailed by the 15th day of each month.
